Geosam is a private real estate development and management firm with operations in Georgia, North Carolina, Florida and Texas. We own and manage several commercial and residential properties and have many exciting new land development and construction projects underway.
We are inviting qualified applicants to apply for the opportunity to join our team in our Duluth, Georgia office.
As Project Manager, you will oversee assigned projects to ensure all critical objectives are met accordingly. Other job responsibilities will include the following:
- Leading the communication with teams of consultants and contractors
- Ensure projects are being designed, approved, and built in compliance and to quality standards
- Manage and maintain updated project budgets and schedules
- Review and interpret construction drawings
- Identify value engineering cost savings
- Manage contracts and deliverables of consultants and contractors
- Tour project sites during construction to ensure work in place is compliant with design documents and the progress is in alignment with presented schedule
- Interpret and evaluate proposals, construction concepts and drawings, contracts, consultant proposals and government regulations
- Researching data related to potential land development, such as zoning, servicing, and terrain
- Responsible for producing concept plans on prospective projects
- Assist with contract negotiations, preparation of bid packages and preparation of construction contracts
- Assist with obtaining all required permits from local jurisdictions
- Other duties as assigned
Requirements
As the Project Manager, you will possess the following qualifications:
- Bachelor degree (B.S.) from a four-year college or university and land development; or equivalent combination of education and experience
- Two (2) years minimum experience of progressively increasing project management responsibility and experience in land development, horizontal construction
- Good working knowledge of Word, Excel, Outlook
- Proven ability to manage multiple and complex tasks in a fast-paced environment with competing priorities and deadlines
- Proven problem solver and decisive critical thinker
- Strong communication and interpersonal skills with a proven ability to have experienced discussions with contractors, inspectors and engineers
- Highly organized and detail orientated
- Strong negotiation skills
- Self starter who assumes ownership and accountability
- Must have a valid Driver’s License be able to drive to/from sites, offices and more
